I'd go walk any homes in that neighborhood priced under 500K with at least room for 3bdrms.

Bottom line is that I believe in real estate investing for the long term, and feel like I'm in an advantageous position, but am pretty cash poor currently, and don't want to walk away from a good deal if this is the one. 

If in their country they have a foreign branch of a US bank that might make things easier, for example if they can walk into a Citibank branch or a JP Morgan branch in their country, sometimes that can facilitate things. 

Some of them might even will let you walk their projects. 

Maybe take extra steps like walking the prospect to their car and glancing into it, while that is not a 100% indication that they will be a good resident, it definitely helps.

BRRRR can build equity quickly, but managing rehabs from afar can be a bit of a tightrope walk.
