I know that what I'm asking is high for a 1 bedroom, but it's really large (1,200 SF), and has 2 extra rooms (altho they shouldn't be bedrooms because no windows). 

I did everything myself from cabinetry, drywall, flooring, windows, plumbing electrical, etc...

Building sits on a corner and all basement windows are above ground.

I understand a duplex may have an Accessory Dwelling Unit (ADU).The objective is to get a permit to change the windows, put up siding, and add a fence.  

Refinancing seems like throwing that goal out the window.2.

How are the foundation walls, basement/crawlspace framing, HVAC/heating & cooling, roof, windows, elec.?

Get a call that the lower empty unit had been crowbarred open and A/C (window units) and appliances stolen... but they left the Hotwater heater and only damaged the door.

For example, if your contractor quotes $7K for windows but the price jumps to $10K when it’s time to order, you’d have to cover that extra $3K.A contingency budget allows for situations like this.
