I've seen people doing this across the country with no understanding on what incentives they are giving for others to move into neighborhoods which unfortunately may have high crime rates with unreliable and or problematic tenants/neighbors.

You stated that very fact yourself and you are now simply living the reality and yet still surprised.As for contractors...the vast percentage are unreliable.

So guys and gals what do yall use such as web sites apps and such to screen tenants?

I do not like to take the added risk of renting to unrelated "room mates", They tend to be unreliable and unstable.

My question I would lose to the inter webs is should I be worried?

Property tax websites are unreliable, as they are typically only updated around the time tax bills are sent out, which is only once a year in my county.

Web rent management systems such as cozy.co make it easy. 

The only lead I found was a web page saying "We no longer service any loans.
