@Kam MillSo say you get the $800 a month from section 8. you would take $400 of that money and put it away for future events. capital expenditures for repairs and for future black swans which are events that are unpredictable and generally highly consuming of resources.Then you take the other $400 and from that you pay your mortgage and interest. then whatever is left over is your cash flow

In landlord/tenant disputes, you need to make sure your hands are really clean or they can go sidewise on you real fast and in unpredictable ways. 

I believe in ins and why I have them on my rentals, life ins and health You better hope you keep your streak of good fortune as I have seen too many lose it all with a unpredictable health issue.

Doing this ensures that no unexpected unpredictable repairs🛐 pop up during development time due to the homes being brand new and save tremendous amount of time compared to doing a full Rehab renovation on a junk home .

I know a number of people who have done well here in Richmond, which has also gentrified rapidly in many areas.The biggest lesson I've extracted out of this is that it's ultimately unpredictable.

My thinking is that it is better to have a predictable cost (my average bill is about $950 for SFR's, including the garbage tax) vs an unpredictable bill where every small leak can cost me significantly more.

Like any dynamic market the further you get away from year 1 the more unpredictable it becomes.
