I'd say save as much hardwood as you can but make sure you have at least a half decent laminate because in the minds of a tenant that can really separate what they think is a cheap unit vs a nice one which can translate directly into monthly rent. 

That love and passion for RE could certainly go into the GC side of the market and translate sweat to cash quite easily. 

Knowing that just because you're skilled at a task doesn't necessarily translate into having a successful business.

Another issue to consider is if courts will accept a Spanish language document (without going through a legal translation process) if you have to go to court.

if you are on a cruise ship, google will translate SMS to your google voice number to a gmail email. 

You should be able to tell if they are close by learning what the % of the price translates to the tax rate.

The tenant does not speak English only Spanish although her sister speaks English and has translated for her so far.
