When you meet these people in real life, they have better, clearer business plans and they're far better prepared for what could come down the pike.When you meet the others through local REIAs and other means, you see these huge gaps in their business plans, a lot of things about landlording they don't think about or have really never considered, a tendency to hang back and repeatedly refer to the one dog-earned book they've ever read on landlording that they refer to as their "bible," or some yellowed seminar handouts from a get-rich-quick guru from six-seven years ago, that sort of thing.Have you noticed a similar phenomenon in your areas?

If Austin doesn't go full left-wing-permissive-seattle-style and ensures those services have conditions and boundaries, so that they don't get the "Freeattle" reputation then the shelter won't draw an outsized proportion of people from all over who just want handouts,  instead it will be more likely to draw people from Austin actually looking to turn things around.

There nothing wrong with giving them a polite & professional response of telling them you don't give away free information and suggesting where they can start looking, especially if they are only looking for hand-outs and not bring something to the table. 

Maybe even have a meeting at the park to hand out info on how to afford a new/newer trailer.

So, when it comes to Sec 8 and landlords, I don't get the exception, except that maybe even people who don't need a handout (landlords) are perfectly willing to take one too.

This is not a handout, and loan does need to be repaid.

Some quick thoughts: cash flow is king; net worth is nice too; never step on anybody to get a better position for yourself; mindset is critical to success; there a thousand ways to make money in real estate; the school of hard knocks and lessons learned is the best education available; passive income is amazing; networks build great opportunities; there is opportunity in every market; always seek to offer value before asking for a handout; Be proactive - no excusesTHAT WAS FUN, thanks! 

But with our nation giving tax cut handouts to corporations and the ultra wealthy like like candy at a kids birthday party we collectively ARE going to have to make that up somehow, someday.
