If you can find a deal that gives you 5-10% cash-on-cash, and/or a 12-15% IRR, it's pretty slick. 

Make sure it doesn't have flooding or water table problems or toxic problems.

The problem is I have the ads ready regarding an event I want to post and I find out the Craigslist is charging for posting stuff up now.I am very irritated about this because Craigslist started doing this back in April.

I always wait an hour or more to respond when I am irritated with anyone or just in a bad mood in general.

So I was a little irritated.  

If the spouse is sceptical, it usually doesn't work and they never pull the trigger.I can also tell you from my own experience that my date at the time (wife today) was very irritated with the whole idea of REI.

If they're really irritated and don't want you ever to call them again, then assure them you won't. 

It was a huge waste of everyone's time and I was irritated by it.
