No turnover, no replacing the roof, the hot water heater, the broken AC, no vacancy, no tenant hassles, etc… pest control, electrical issues, plumbing issues, septic issues, no renovations from wear and tear (you get the picture).

No subletting allowed. any agreed upon additional tenants are subject to 100$ additional rent each adult (for wear and tear and water) they will be require to complete a background check at their cost of ______$. make certain the additional tenant knows the rent so the current tenants are not subletting and gaining financially.

I would always expect a little bump from market rent, since they will be putting more wear and tear on the place (in theory).
