For that alone they deserve our time - they’re not trying to tear down capitalism and substitute “Stalinist socialism” like so many other misguided others.

That's why with new construction it is more cost effective to tear down an existing home.3.

No turnover, no replacing the roof, the hot water heater, the broken AC, no vacancy, no tenant hassles, etc… pest control, electrical issues, plumbing issues, septic issues, no renovations from wear and tear (you get the picture).  

That rent would have easily covered the cost of hiring professionals, the job would be done better, and you would have saved yourself three years of blood, sweat, and tears to focus on your next investment.There is a time for learning and DIY, but you have to be smart about it.

If it were me I would still tear into that wall and have a look.  

They don't have the time to tear things up. 

Usually in old garages.....then you have to tear down and start fresh.

No subletting allowed. any agreed upon additional tenants are subject to 100$ additional rent each adult (for wear and tear and water) they will be require to complete a background check at their cost of ______$. make certain the additional tenant knows the rent so the current tenants are not subletting and gaining financially. 

I would always expect a little bump from market rent, since they will be putting more wear and tear on the place (in theory).
