There is one laundry room with a few machines,  The landscape is pretty basic with gravel and 4 really tall palm trees on the frontage road.  

Replace those square glass light fixtures from the 70's with LED fixtures. 

At your capex rate of savings, you wouldn't put aside enough to meet this need.At first glass, just based on your numbers, this is a deal I would go look at and and potentially put in an offer.Cheers - AK

If you want to replace just the glass as I did recently measure the glass and go to Menards, $35.

I know this is a tall order to fill but just wanted to hear what any of you professionals have to say. 

You dont need to replace the doors have a glass company come out replace the glass.

He even said it may be my lawn guy broke it while mowing may be the mower kicked up a pebble that hit the window...I schedule a window company to repair the glass, he was not home that afternoon, I let the window guy in, during the repair, his daughter came home after school, 8 or 9 year old, she said "I am so sorry I broke the window I hope you are not mad at me..."

That sounds like a tall order.
