Have you thought about quitting college just all of a sudden?

So all of a sudden you have a decline in collected rents, your cash-flow sails out the window, you're paying 18% on credit card debt, and with lower equity you literally can't afford to sell the property because you can't afford the debt payoff and the realtor commission, closing costs, etc.  

Basically we were dealing with lady x at this big mortgage bank working out the details, who was gonna  pay for closing costs and if i could put repair money into the deal and then all the sudden lady x cant be contacted  for a month and i thought the deal was done and i was back to square one then my realtor got word they had reduced the price again out of nowhere.

But if I'm the first inquiry or the only inquiry (stale listing) all of a sudden "low" becomes more reasonable.

Ryan Jones I think becoming a full time investor should be a process rather than a sudden event.

"The shower goes cold, not gradually but suddenly for about 3 minutes in the middle of the shower about 3 times a week.

We don't have a crystal ball to know that a tenant with no prior evictions and a solid job history would suddenly be laid-off and turn to alcohol and stop paying their rent.

So there for all of a sudden you have the measuring stick go way up.. 

People who have vowed to invest with you will all of a sudden become ghost once the deal is real.
