We have mostly 2-4 unit buildings compared to the larger stuff but that 5-50 range can be a good space to find deals in.

I ended up just finding a contractor I can trust for the big stuff and use RotoRooter and Mr.

Not sure what you mean by they can't send you stuff by mail, I have never heard of that.

If you want to lend long term debt, you don’t want to compete and be the cheapest on the block (that’s a race to the bottom), you want to lend on stuff that nobody else (or a select few) will lend on and charge a premium for it.

I know those houses in Alameda sometimes don't have the full required 7' in the basement, but that's stuff that can be figured out.DM me if you are still looking for an architect - I am an affordable one!

He was overwhelmed at first with all the "insider" stuff: the 1031 exchanges, cash-on-cash returns, and figuring out what an ideal cap rate is, especially in a hot market like Dallas.
