Have you considered a stain?

Opened the floor plan, added a bathroom, remodeled the kitchen, strip and stain the original hard wood floors, painted, and upgraded fixtures.

Stained the backyard fence and deck, painted all the interior walls and trim, and updated all the door knobs for a fresh modern look.What was the outcome?

No stains on the carpet or damage to anything.

Poor people have low value (to worthless) things, and things that are not are financed.Written into a lease or not, I still think (Trying) to take something of value from these people will result in a physical fight or a gun being pulled.Texas is a hard to collect state, but turning a smoke stained 11 year old big screen into $100 at the pawn shop hardly seems worth the drama/effort/personal risk.Some people will kill each other over McDonalds Chicken nuggets being out of stock--you never know how people will react to this.

Two tone paint, better counter tops, new bathroom grout, clean rust stained toilets, laminate vinyl flooring that should last longer than carpet, etc. better landscaping.

We did buy the place & the stains were impossible to remove.On another property I just finished laying 18x18inch floor tile in a kitchen 12x18.

This doesn't happen on the painted side, which is why you don't see the stain. 

The drywall was falling apart, had stains that wouldn't be covered with a couple coats of paint, and stunk after years of neglect to the home.
