I have living arrangements covered so I can rent out the 3 bed when I'm done.

Since the original lease already includes a provision allowing for a month-to-month extension, and both parties have been operating under this arrangement for the past 2 years, it makes sense to just add the terms of the long-term extension to the existing agreement.

My other investments are short term air bnb type rentals so the PM arrangement is different.

My agent was great in taking care of things and making arrangements for that. 

This could include techniques such as seller financing, lease options, partnerships, or private lending arrangements.

Most traveling health care professionals prefer to take the stipend and make their own housing arrangements.

If they do agree to a Cash For Keys arrangement like this I would highly recommend working with an attorney who specializes in landlord/tenant law in Portland to draft the agreement and have all parties sign.Best of luck!
