I’ve watched investors lose momentum by sticking to a single city’s slower regulations when a neighboring municipality was more open to new builds.

You magically get the seller to cover every single closing cost (A $12k gift, or a trick to get you to buy their problem.).

It's a super affordable real estate market where you can still find deals that hit the 1% rule anywhere from $120-180k for a single family (or $200-250k for a multifamily) purchase price.

I am still early on in the plan and still expect to purchase about 30 more single family homes over the next several years.  

Every flipper has found themselves at Lowe's for the fourth time in a single day, picking up yet another piece of material for a project.

I do single family "off market" that I take over with owner financing, subject to, wraps and lease options.
