Hey @Anthony Dupre, whatever you decide for your entity structure, ensure it's simple enough for you to easily abide by the structure in your day-to-day operations.We've had bookkeeping clients with complicated structures that apparently protected them to the maximum degree but they didn't abide by the structure when conducting transactions in their business daily (lots of unintentional commingling).

For simple math, let's say you were like 99% of the fruit cakes on this forum--- they'll say net $10k/mo.

We've been communicating quarterly on the property status, but a simple search on Zillow made me think he's lying to me.

READ IT AND KNOW IT.We have a fairly simple process at all our properties. 

I’m a huge fan of keeping things simple since it takes me longer to understand complex topics, especially taxes.

We dispatch them first at $50/hr to see if there is a simple fix and there most often is.

Ditto @Michael Baum - a simple 3 ring binder and I update/replace it if it looks even a bit worn down.

As Remington mentioned above, I would be cautious while wholesaling since so many wholesalers try to go around without disclosures and simple contracts.

We do have plans to add a 'park style' grill, picnic table, maybe a few fire rings to make for more sites, but still aiming to keep it simple and cheap.
