The more units you have to manage, the more likely PM companies are willing to work with you on bulk pricing.I'd probably stick with larger more reputable companies that are best of breed, and that are ARM (for residential) or CPM (for commercial) certified.

The Current breed of Gurus are a lot younger and while they still do real estate, they are smart enough to know that they need to adapt to the changing market conditions, so what better way than package their knowledge(which ofcourse is readily available on this site and elsewhere on the WWW).

Okay we did a site visit today.The section 8 unit in question only the woman is on the lease.The boyfriend is nowhere on the lease.Not inside but on the back porch was a cage that housed a pit bull and a retired Rottweiler.The boyfriend stated that the dogs are very friendly and that the Rottweiler is actually a retired Police dog and he had the papers to prove it.The property manager mentioned insurance does not allow aggressive breeds period.The boyfriend asked what if he got insurance for the dogs and paid 1 year in advance and provided proof??

It seems frustrating to follow the process only to have the county that is backed up drag their feet.I filed a writ after winning the case.The writs are usually given in a few days.It has been a week and I called today and they said depending on how backed up they are it could take a few weeks or days.Doesn't really seem fair to the landlords in that if you get them out at the end of the month you can re-rent out for the next but if the county is backed up you lose your next month renting to someone.Another question is what do you do if they are violating a lease with an aggressive breed?
