Although the burden will be placed on the shoulders of American taxpayers, only professional investors will benefit from these deals.

I wouldn't hand them materials before shaking hands, I'd see how receptive they might be and go get them if they would like to see them.No one likes someone looking over their shoulder while they work.

Cash can allow one to perform quickly with no one watching over their shoulders and maxmize profit potential.

Our business is essentially to put residential properties & furnishings to commercial use, so make sure to budget for regular updates or your nightly rates will flounder, especially in shoulder & trough seasons. 

The Florissant properties are in terrific primarily owner occupied neighborhoods and all have VERY high end renovation standards - probably head and shoulders above any turnkey provider I've ever known... and Maverick is one of the earliest players in this industry coming up on our 11th anniversary.

If you are ok with the government as your new business partner- looking over your shoulder, telling you how to run your building, dictating what you can charge for rent- then by all means, jump into the section 8 pool.
