Sponsor is self-aware and humble.

Then what I would likely do is use self leveling concrete to make the surface level and flat.

So it won’t matter if you forgot things like management fees (or the value and costs of your mistakes if you plan to self manage.)

They make it pretty easy to self manage once things get rolling.

@Greg P.Given your objectives, if you extrapolate your numbers it would take 97 rentals earning $300/month to return $350,000 per year.One thing to keep in mind is that not wanting to invest locally and self manage, you will also have significant property management expenses.  

All in all, the Martels are making a lot of money first timers who don't know any better.
