Valuations could stabilize and retreat, but if you are focused on cash flow not appreciation, a SFR or MF bought right, with great property mgt in solid areas of town should still make money IMO.  

There isn't anything to offer here in terms of activities other than going for walks in the trees, but we plan to put a fire pit area outside and just make it into a quiet retreat kind of place.  

@Patrick Wheeler  most cities have bidding services... not sure if yours does.. and of course auctions are down all over the US the bidding services may have had to fold or retreat a bunch.when I did this for a living. .I had 6 door knockers and 4 folks that covered auctions every day in 3 counties and Friday in Clark co Washington as sales were held only on Friday.in some states its once a month.. those EASY states to deal with.. in Oregon and CA they are daily you talk aobut a lot of work....

If you're talking about a larger rental though, where you potentially have more than one or two groups occupying the home, occupants will likely retreat to their bedrooms a little more than they would if it was just a small family or couple. 

There has to be a hook, be it a pretty kitchen, a master suite that whispers "quiet grown up retreat".

If I was uber rich and owned an ocean front retreat, I pretty much 100% guarantee that I would be against STRs in my neighborhood, and so would everyone else on this board.Are you down for a hotel opening up next door to your own residence?
