Maybe it’s the commercial lender in me, but I think it’s good business practice to retain, or at the very least have access to, all notices and documents that were given to the tenant.

It sounds like the tenant retains the right to leave at the end of a lease, but the landlord doesn't have the right to end the lease.

You'll need the tenant to sign it as well.That said, if you want to retain the tenant there are some things you should consider before pushing the rent way up in one go.
