Wood siding will cost you about 1k to maintain per year on average.Generally most of the 1920 were very well built and are totally worth to restore!

My thoughts were this; i knew that there would be significant restoration to get the smoke smell out so I gave the tenants back their first last and one month security so mutually break the lease as long as they could move out in 30 days.

Why not just restore it back to former use?

There's a large pile of renovations that need to take place (foundation lift, roof repair, windows etc...).I see it as a great opportunity to restore it to a functioning rental property, especially given that there is no outstanding mortgage. 

A couple of windows had broken jambs and glass and I had to replace them (I tried to restore them and repair the jambs but it didn’t work).

Soon after the purchase of the condo we started work restoring it.

Occupancy is less than 30% so I want a medium/larger size company to help restore it so we can get occupancy back to 80% occupancy so I can refi the bridge loan ASAP.
