You may want to send your tenants frequent letters and note to remind them and include dental floss in your list.It does not take a rocket scientist to replace a sewage ejector pump and any decent (not the idiots) handyman should be able to replace one.

This reminds me of the last time I went to a real estate auction in NYC to bid on a few foreclosed properties.

My concern with Columbus is it reminds me a bit of Memphis TN a few years ago where it was flooded with investors and nearly all homes were out of state investor owned leading to a lot of competition to market rentals to tenants, and lower home appreciation as a result. 

Reminder this whole real estate investing is a marathon and not a race.

I just want to remind you (or make you aware) that just about every investor has problems like this, even (and especially) a lot of the guys on here.

I’m guessing the agents brokerage reminded her and asked her to comply that’s why she asked for it then and not earlier, or it’s a brand new requirement enacted since they first started working together, or some other logical explanation which if given the chance that agent probably would have been able to explain. 

I'd like to remind everyone, at the end of the ramsey sales funnel, is a guy whos trying to sell you front loaded mutual funds, and he had to pay for the "ramsey seal of whatever", and got you fed to him as a lead.

Often, there are stipulations about cleanliness and accessibility that you can politely remind the tenant of.

This isn't meant to be an ultimatum, but just a reminder to do it even if it feels like an inconvenience or a formality.
