I just looked at a utility bill with a total charge of $184.12 but $116.50 is from base fees!

Totally get it, and if I were reading that prospectus it would be an interesting and moderately helpful footnote, but it wouldn't be the foundation of what we'd be considering. 

Keep in mind with a 1031 exchange, it's important to ensure that the total value of the replacement property is equal to or greater than the property you sold.

I'm wondering if anyone has had experience with a similar situation to mine and or has any advice.I'm looking to buy a triplex as well as a single family home that is on one parcel, so 4 total units.

I would not let a GC pick finishes - especially if its a flip - if anything get a realtor to assist.In regards to doing this from afar, I recommend hiring a project manager for a few grand per month to oversee the project for you, if not you are relying 100% on the GC which is not something I recommend.
