I'm currently flipping and have found a person looking to sell two properties that are both within an opportunity zone in CT.  

And when a property cycles back to the market, it's not always a red flag – sometimes it's just market dynamics at work.

Although I am outside of my comfort zone and feel like an absolute tool (I'm lost and that's uncomfortable), my faith, drive, and want to achieve my family and life goals continues to motivate me to get outside of my comfort zone and push for continuous improvement.  

Zoning/codes need to be considered for this use.

It is less than an acre, but zoned for multi-family residential development (town-homes, condos, apartments, etc) Having never been, I know nothing of the potential in Delta Utah.
