Not to throw the entire industry under the bus, but I do see lots of reckless wholesalers doing exactly as you described, offering deals with crazy high ARVs and unrealistic rehab budgets and trying to unload them quickly.

I have seen many people come to us to do deals with 800 scores and then use their credit cards and home equity lines to cover cost overruns, etc... only to find when they went to refi their scores were down in the low 600's because to the credit world they seem over leveraged and reckless with their credit which we knew wasn't the case at all.

Subject to is a viable tool, but it needs to be used with your eyes open to the dangers, and not use them recklessly and do huge damage to some poor seller who thought the worst was over and restarted his life and gets hit with a foreclosure on a house he thought he sold two years ago.
