Between the IE and South Central LA, I would take the IE any day, but I would look at the nicer cities like Temecula and Murrieta, and avoid redneck havens such as Lake Elsinore and Hemet.

I completely forgot that LA is one of very few states that call them "Bond for Deed"in other states it's called "contract for deed" "lease purchase" if and when you enter in to contract with the end tenant/buyer you must state the "price" in which the buyer must pay to satisfy the terms of the sale. in other words you can't enter in to a contract with the seller and not have a price at which it's going to be sold for.
