As @Hai Loc wrote, there are several "big box commercial brokerages" which publish average cap rates, per assets class, per city.

with the hopes that it gets a huge amount of traffic.. and I guess you could have a non published reserve like auction houses do..

Last point - when I see people publish deals noting 40,50,60+% returns I typically do not even look at them - I find it similar to hard money lenders offering money for 3-4%.
