Your money is MUCH better spent using that 10K as a down payment to your first deal.I would find some local meetups to network, listen to the podcasts, read the books that are published on this site.

The heading should be "Notice of Petition" "Notice of Heirship" etc.In CA, "Notice of Petition to Administer Estate" is published. 

I also read lots of books, pretty much all the BP published books and some other highly suggested ones.

I wonder why so many of these published real estate "experts" are leaving out this extremely important aspect of due diligence?

If the home is in foreclosure and if it's an auction date, then you can look at the published bid.

The discrepancies probably come from when the material was published.

When i published it someone mentioned to me i need to use the % method to quickly analyze a deal, that i am wasting my time imputing all the details in my fancy software....So i am a little lost on what and how this works if someone could explain it to me.
