I have done preliminary research for the area that I am investing in and everything looks good.

Also we need to keep investigating about how can the interest and expenses can be deducted from filing. if you can share some of your experiences would be great. 

Tom Wheelwright’s WealthAbility is a full-on SCAM with shoddy ‘business practices’ that needs to be investigated for consumer fraud!

Dewey and Mayer - property values there are a low for a reason - pollution from mining - EPA has investigated (https://response.epa.gov/site/...) and I have spoken with several residents who were told by the EPA to not allow their dog or children to play outside in the dirt due to high levels of arsenic. 

Once you form a plan and target the right market and property types you will be acquiring, you can start investigating the property management side of things as that will be determined by the former.

Crunch the numbers, do your due diligence etc....but don't be afraid of investigating the Orlando market. 

Preliminary calculations in my area (major Canadian city) with this approach consistently give me IRR of sub 10%.
