@Mike Robb you would think with the money they charge people for very little benefit they could create an app.

The last thing I recommend is going out too far away into things you have little to no experience and trusting people too much. 

People in 1979 were angry that prices tripled in half a decade.

But I see people turning long term or highly appreciated primaries in to rentals.

I'm seeing a lot of people lately trying to force themselves into house hacks without an immediate cash flow/equity play and "banking" on appreciation or rates dropping. 

I'm seeking advise from people who may have been down this road before on whether we should seeking other financing methods to go LLC to LLC or quit claim the lot back to our personal names to satisfy the 1031 exchange rules. 

So people argue a) whether it is actually required and b) what are the consequences if you do not file. 

Or if you need to hire a kid to stand out in front of their office warning their clients that they’re losing tax forms and not telling people. 

As you know, this part of CA is nothing like what most people associate CA with.

I have taken at least 100 people out to coffee, breakfast, lunch or dinner to let them know what I do.
