If both have co-signers, that tenant is the same risk simply being a more inexperienced tenant.  

Best bet would be a “partnership” with a monied individual looking for a high risk/high return passive investment with you providing the “active” part.  

Moving forward blindly on that deal would have put our investors money at risk, which isn't an option, so WE took a $60k haircut to prevent that.

There are high risk and low risk strategies in both stocks and real estate.

I would only place it on DeFi if you're fully aware of the risks, or as a smaller fraction of the CeFi.

I am an accidental builder IE lent to builders who went busto and had to take over the projects. that was in 2013 muddled my way through the first 4 projects that I had to take over .. then felt WTF I am putting up all the money basically and taking the lions share of the risk why dont I just try to do it all..

Buying OOS just adds several layers of risk for most people and most places.
