It blows my mind that you can actually start and operate a legitimate business in the US without telling the government (not the public) the name and address of the owner.

Looking forward to the journey ahead....In my experience, very few properties in Ohio are strictly required to operate as Section 8 rentals.

The issue I have seen with these types of properties is they could have two valuations - the value of the real estate which the structures will have little value and you have the land the other is as an operating business just like a bed and breakfast would have - real estate has value but it operates a business now you mention 12k / month but if someone also has to manage the property what is that worth and what would someone pay to manage a property like this?

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Needs an owner-operator to manage. 

100% agree either make it operable or get a fridge with no dispenser. 

All depends on the operator, the segment there playing in. 

(Gas are more expensive to buy, but cheaper to operate.).

As far as I'm aware most credit unions will only lend on properties in their area of operation so not sure it makes sense to join one in a different state.

Therefore, your financial freedom hinges on new companies continuously moving into the city, creating replacement jobs.Companies have many options when selecting a location to set up operations.
