There is no grace period for rents in Wisconsin and there is no cap on late fees; however, late fees of 20% are presumed reasonable whereas fees above that the burden is on you to prove the fee you charged is reasonable.

As with any type of structure check the door and window openings for sagging and major cracks, older homes did not use metal hangers for support oftentimes these structural members were simply held together with a few nails that have worked themselves loose over time.

No you don't have to know the number but you do have to know that it is on someone's budget that is already in your budget or it is coming out of your pocket in the end.If you DON'T know how much every single thing costs from nails to AC to inspections that is fine.

We are thinking either construction adhesive on the wood with penny nails hammered through into the mortar to hold the boards place while the adhesive is curing, or to drill Tapcon masonry screws through the boards and into the brick while being really careful not to over-torque and bust out the brick...
