I wouldnt make it so low, that by the time the agent splits the comission with her broker that she isnt making enough money to be worth her time.I personally would rather pay an agent to handle a first time home buyers multitude of questions and concerns, as well, as schedule apprasials inspections, financing issues etcI have paid the 3% numerous times to agents that brought buyers before a house was listed.

If you have the property claimed on the tax returns the underwriter will most likely use the income "calculation," that shows up on the tax return or the above 75% of gross formula if there is limited history on the tax returns.Regarding stress tests, they can be done with a multitude of factors to ensure the loan will be conservative enough varying from: lower occupancy, market rents decline, a higher debt service/mtg payment, adding in additional costs like prop mgmt, repairs, cap X reserves, etc.

The police won't bust in your windows the day after it expires but for a multitude of reasons you should work to have it in place ASAP to cover your bases.Also- L&I is in the process of instituting a 1.5% monthly penalty for expired licenses as well.
