Mild updating/cosmetics needed under $15000 total.

Sometimes there is only great recession data, and that recession was pretty mild on some asset classes, versus previous recessions.

To really leverage this, you just have to buy a mildly distressed property and create real value so that you walk away with a lot of cash.

Everyone at least has a break even or something with mild returns that just pays the bills.

Flooding is very difficult to pinpoint as you can have a house on one block with no flooding and directly across the street have a property with mild flooding issues or no issues at all.

For background, not that I know much about soils, the soils contained on this parcel (most of this parcel) are Edneyville-Chesnut (EdE and EdF) and Junaluska series, specifically Junaluska-Brasstown, mild to steep slope (so JbD and JbE).

Still decent for 2 people on mildly complex deals.
