From what I've been looking at I feel that properties that are mid tier for the market, rather than high end, can often appreciate very well as they are sought after by a large segment of the local population.

You could go mid-state to Woodstock or Saugerties for rental options, the Catskills.

Do Mid term rentals fall into this group?

I knew better and alas I am paying for it.Truly the tide went out and their clothes where missing completely  on the properties from mid 2021 on.

Specifically I found an investor that wants to do a mid term rental and within three weeks we under contract on a $600K home in Richardson.

Everyday mid-sized cities with growing populations have people traveling to them for all sorts of reasons.

The only real way to get enough cash flow to live off of that I have found is a paid off long term rental, a property you've owned for 5-7+ years, or a more hands on strategy like short term or mid term rentals.
