The projects that are going up are built with less than qualified help, cheap materials and rushed to the point of poor craftsmanship all around.

not to mention you can go on E bay and for 50 bucks or less you can buy any Guru's printed materials or tapes.. they all give them at the start of their seminars in exchange for the big fee's folks pay to go.. 

I might be eating these words later, but as far as I can tell, at least here on the Oregon Coast and beyond the market crash everyone is waiting has not materialized. 

I expect the project will be a bit cheaper than the quote because I've been sourcing materials myself which were included in the quote and was able to buy new hardwood flooring on fb marketplace as well as buying nice hardwood cabinets from Habitat Restore that will be refinished instead of buying new plus a few other fun thrifted finds to keep costs down!

You point to contractors suggesting specific mortar materials being used but can you identify in the building code a requirement that these recommended mortar materials are utilized?

The training materials: Yes from the standpoint of learning what tax deeds and liens are and how/why they are sold. 

Anyhow, I'm curious if you have found certain materials or styles that tend to resonate better with buyers in specific markets, like more modern finishes versus traditional ones. 

I started using "Atto" a few days ago for 2023 material participation logging and I like that it has a big red/green start/stop button.
