I did see that a car was in the works that eclipses 35 mpg's and lays down a 0-60 time in 4.7 seconds.Doubt it will see production though.

If you would like real numbers  on what you can potentially borrow lay out what you currently owe and what you think the duplex is worth?

I'm not a contractor and don't do anything structural, but I would consider my brother in law and myself - experts at tile, kitchen, flooring renovations. 

And what is your experience with Rustoelum Tub & Tiles?

I can tell you a bathroom let's say that is getting an overhaul: new toilet, new vanity, new tub, new tile you are looking at 8 - 10k. 

All the improvements I am doing is going under this category (new bathroom, new plumbling, new kitchen cabinets, new tile, new flooring, appliances, etc...)I dont know how classify my labor expense.

Because if I had another lay of Sheetrock that’s a whole project where the tenant shouldn’t be living there while the floors are being updated.

The appeal of the house is it's had massive remodeling done in the past 4 years upstairs and is completely modern there, just had some poor craftmanship on a couple areas (tile work primarily).
