Tim Berry suggests selling options to a friendly LLC.I’m convinced selling options to another cell of my SLCC would spell disaster with tenacious alter ego/sham case being made.I imagine a lot of my fellow TN investors that would be interested in this strategy would be more interested in the privacy/flexibility of doing it to a trust entity otherwise toting the $300 annual reg fee isn’t that big a deal.What schema should a person use for a “commercially reasonable” denomination that would hold up no problem in front of a future judge?

I use my signatures to insert a standard message to new leads and I haven't found a way to switch through signatures easily like on my Desktop in Outlook.The message is a bit long, so retyping it on my phone when I'm away from my laptop is time consuming.How do you quickly respond to incoming leads that has been effective?

I use an apple icloud email address (@me.com) that keeps me synced at all times between my phone, iPad and outlook app on my laptop.

I rarely spend an 8 hour day on my buildings doing labor since you cant leverage yourself but once, but every so often money gets me off of my laptop or away from my orchard;)

I retrained my tenant by getting it fixed and letting her know that she was responsible for the expense, so next time she will consciously think "I wonder if this should go in the disposal...maybe not" because it is now her expense not yours otherwise why not keep doing it.You said the washer/dryer hose came off, did you move the washer/dryer around and knock it loose...no the tenant did.The breaker/fuse tripped so someone overloaded the circuit, did you plug the hairdryer, fan, laptop, tv and sound system into one plug....no the tenant did.The sink got clogged, did you pour bacon grease/mud/potato peels down the drain...no the tenant did.I say all of this because the tenant has no reason to try to make sure they don't cause damage because they will just get it fixed free.
