To investors lacking cash flow then Cash flow is king because they NEED it.  

The combo of points and high fees are partially due to the lack of a prepayment penalty.

This would be my first time investing into real estate hence I do lack landlord experience.Im starting right from scratch, so im all ears. 

Banks are not risk takers and will likely lack much guidance outside of its own experience. 

We are now getting notice from something they filled out asking us about their payment history,  They are nice people and take good care of our home, but they lack communication and clearly can not handle their finances.  

Let's get real for a second, the 2008 crash was driven by a housing bubble, risky subprime loans, and a complete lack of financial oversight.

It is easy to fall victim to a tastefully renovated home that lacks standout features among its peers.Honorable Mention - AlbrightsvilleIndian Mountain Lakes (IML) comes at the same tier as PFE.

Amazing how many investors, who are supposed to be business people, not just normal consumers, fall for sales pitches that lack substance once you dig deeper.

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

Unfortunately, I have not had any property managers go after tenants that owed me money.  1 PM company didn’t even seem like they knew how to take the right steps to get a tenant out that did not leave on their own.I don’t know if it’s a Texas thing or PM just haven’t been trying to do so…In my experience it's a PM thing; Either a total lack of experience/knowledge, or a lack of any ambition to even know or put any effort forward in being at such level of skill.
