I know the grass is not always greener on the other side, but any tips on finding my next market?

My main concern with the Japanese market is that I really know nothing, and I find it a bit hard to find information about it, but I guess I also know "nothing" about property markets anywhere other than maybe Hong Kong. 800 square feet is not tiny by Hong Kong standards, you are absolutely correct, but just as you mentioned we have a live-in helper and are hoping to start having kids about 1.5 years later.

Pro tip--make sure your exhaust fan in the bathroom is vented to the atmosphere--meaning out to the outside.....go out the roof or out the side of the unit or secured to an opening in a soffit vent grille off the house. 

As I buy with a very long hold period, I believe my Austin properties will outlast me(yes, given to my kids).  

PRO TIP: Some counties will work with you as the new "owner" on code violations.
