IMO, they have all been instructed / indoctrinated to not provide any legal assistance as none (most) are Attorneys. 

I would appreciate any pointers and instruction on how to get financial backing/investors with out being a W2 earner.I am excited to see all of the discussions, interaction, and help that this community is built upon. 

My point, yeah you may have a thing.But....not while in the Army you don't.Not, while you are an instructor in any capacity.Not , while you are stationed there.I left a couple of houses behind and rented to officers and enlisted, but never EVER while I was assigned there.

Canadian real estate and financial instructions do not operate like they do in the estates.

Something useful on depreciation is also found on Form1040 schedule E instructions.

What you need to do is instruct the management company not to accept partial payments from this tenant.

Anyone who doesn't show up during this window is automatically ruled out.I find that with this method, it saves me time and shows me who is respects my time by following instructions and showing up on schedule.
