You can play landlord for a few years and you'll learn a lot from doing that (especially hands-on) - but long term not a winning strategy.

I really want to buy my first home in the next year however with my current visa---which only lasts around 2 years---I am unsure whether I will be winning the lottery to receive my H1B visa as of now.

I borrow dollars from the bank and immediately sell those dollars to owners of commercial income property that I want to own.And then I buy those dollars back over time using the cash our tenants pay us in exchange for using our space.I'm currently shorting $10M and I can't lose regardless of who wins on 11/5By the way, the dollar will always decline in value so this thesis is applicable in any election or economic cycle.Go vote for whoever you feel strongest about, but remember you have infinite more power and that which is within your direct control.

The fastest way back is getting a full time job or acquire rental properties/units/apt's since rental income can be used instantly (75% of gross - PITIA monthly payment = net rental Income asap/instantly).All other forms of full doc income receipt of the income to utilize it on a loan application like alimony (needs 3-6 months of receipt + 36 months of continuation).

What wouldn't be better than a Roth which is tax free, has no maintenance issues, and is "instantly" transferred to your heirs upon your death (any account names beneficiaries and is transferred on death).As always, it comes down to what one is comfortable investing in, or having somebody else invest / manage for you, and what can you effectively make money.
