Some people know this and can decide to take advantage by either reporting false accusations about syndicators or engaging in selected partial truths.

i do know one female investor in beach areas of Orange County that sometimes chooses to add ADU on her flips and does well, but she is not hands off and is selective where she adds the ADUs.  

A good real estate accountant can save you thousands of dollars by leveraging entity selection and formation, tax deductions, cost segregations, bonus depreciation and tax planning.I recommend finding an accountant who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.

Overall impression?

We have not been impressed with Padsplit or Roomster even though we are able to accept rent by the room.

Now, if for whatever reason this was a fair allocation, and the 5-yr property indeed lost 90% of its value while in our hands - then the impressive tax savings they boasted about would be valid as well. 

I’ve seen people open carry (not here in Los Angeles of course) and I always get the impression they are more concerned about making a statement than they are about protecting themselves.

I was simply under the impression that it was all hedge fund money.
