Even at $220k, this is a skinny deal at best.  

I have no idea why the subdivision was divided into 25 foot lots in the 1950's bc there were no houses that skinny back then but I'm not complaining right now.

Thank you Mehran for the advice, thus far I have began reading Rich Dad Poor Dad and next is The Skinny on Real Estate Investing: An Introduction to the Subject by Jim Randel.

Please don't put dark slate tile or skinny molding.

We are young and not so young, heavy, skinny, every ethnic makeup, men, women, highly educated and not so much, but all of us are interested in REI and nobody cares what you look like, just that we can see you, and know you if we were to run across you someplace.

- Get rid of all personal items and all family pictures (just neutral furniture and accessories)- Turn on lights before every showing- Open blinds before every showing- Create a flyer with all positive attributes of the house/neighborhood/area/etc- Make sure it smells nice- Paint your front door (it's the first thing the buyer will notice of the "interior"- Leave on a stereo or iPod with speakers playing some soothing/popular music

The comps are in the  200's  so the higher it gets  my stomach turns over more and  more  at the  potential skinny profit margin.
