One thing that concerns me (before any research) about a full is the humidity, seems like we would need to install some kind of fan which adds complications in my eyes because you're all the sudden touching a different part of the house (I think).

We have also used automatic humidity sensing switches, though the results are sporadic plus it does not allow for the fans to be run during low humidity scenarios when a fan is still desired (they should be enable to run the fan as much as possible).

Unless your confident it's been corrected and certain that it will never get hot and humid in Texas...I would also much rather see you end up with this home and correct these issues for a profit, instead of some first time home owner buying the lipsticked pig unaware of the situation they are about to get stuck with.
