@Romil S.Right now Round Rock is the hottest place to invest from what I am seeing. the last 2 props that I did in RR, one leased out in 2 days and the other 5 days.

It always seems to work for 3-4 years and then the students move on to the newest/hottest new place. 

HE is telling me that there in Minneapolis is the hottest place for now?     

Less than 2 miles west you've got Uptown which is one of the hottest areas in the country in terms of development currently.

I suppose the point I am trying to make is everyone wants the hottest deals nobody knows about.

since your experienced like you are it should work fine.however remember your no longer in SF with one of the hottest rental markets in the US ... you will be dealing with a completely different renter and that will be were the rub is. there is a reason why properties in certain locale's are priced the way they arealong with weather related maintenance items...

Most landlords I know here in North Texas have a clause in their leases requiring a tenant to water the lawn and (more importantly) the foundation X number of days a week during the hottest months (Apr - Sep or something like that).How do you enforce this?
