After many years of observing, I've finally got a house hack under contract. 

I ain’t no lawyer (except on the Internet), so will possibly have to resort to checking with the lender (BoA) to confirm as I didn’t see anything in the contract that suggested that it closes if I’m no longer resident.James

One PM company I dealt with back in San Diego... thankfully not in OC... buried costs for advertising and re-leasing in their contracts.

You can always go into contract for your new properties before you close the sale of your old property. 

After you've spoken with the homeowner and they've agreed to sell to you, have the homeowner under contract to sell their home to you.
