I bothers me that these are the type of people who will bad mouth a 7 year old child, to that child's mother, because they are stressed about not having rent. 

If you work for a company, you can touch base with HR and let them know you have a house available to rent for new hires.Word of mouth is always good. 

Just typing this brings back the bad taste in my mouth about my case and the process.

Since I'm not the property manager I keep my mouth shut :-)  But let's say you do form a good relationship. 

Many other attorneys would be happier putting people in debt to make themselves more fortunate.How do you know that there are no debt or liens attached to this property?

A) Buy enough units to control the board or B) List the property and hope the buyer does not google your HOA which is probably like most and has been bad mouthed all over the internet.

Going foaming at the mouth crazy in front of him is just going to make you look like a lunatic. 

I know when I approach investors I need to bring something to them for the now like a hot lead, because let's say I want to do a cold calling campaign for them or do some lead generation or even build them a website, they don't really hire those services because they have been doing good just by simply putting a couple bandit signs or just of word of mouth references.

There are tons of people who know how to game the system, that cry poor-mouth and play victim...

God gave us two ears, two eyes and one mouth for a reason, so I will definitely be watching and listening twice as much as I talk.
