Seems to me that area is massively over build or going to be overbuilt for the foreseeable future..

If this is part of a pattern with the PM, I’d seriously reconsider working with them in the future.

It’s best to channel energy towards the future and not dwell on negative things. 

Debt is rarely a factor in their issue.You made some good points about the importance of marriage affecting a person‘s happiness and future.  

If you decide to join, take their claims with a pinch of salt and conduct your own due diligence.My experience has not been positive so far, but I am hoping for improvements in the future.

If you do not have those it will extremely hard to ever sell it to someone who will require bank/lender financing or refinance it down the road if you want to pull out cash on the ARV or future equity.The other rule of thumb is that you buy it New and that it was never on another property or location, simple built onsite or trailered in from warehouse.

I want to be somewhere I will enjoy but also somewhere that’ll be a good investment for either short term rentals or long term rentals in the future. 

Just buying a distressed home, renovating and refinancing it to recoup costs that can be used for future investments, then living in it permanently?  

Given the demographic of unbanked and underbanked population, the demand for cash will not go away in foreseeable future.
